Responsibility:
- Tenant hereby assumes all risk of damage to any and all personal property of Landlord and Tenant, including household furniture and goods during such use and occupancy.
- Tenant hereby assumes any and all risks associated with the foregoing and agrees to hold Landlord harmless from and indemnify Landlord against the same.
Use:
- It is agreed that the Premises shall be used only for residential purposes, no animals and for no other purpose whatsoever.
- Tenant in the possession, use and occupancy of the Premises agrees to observe and comply with all restrictions, laws and ordinances affecting the Premises or occupancy thereof.
- Tenant further agrees that no use shall be made of the Premises, or acts done which will increase the existing rate of insurance upon the Premises, or will cause a cancellation of any insurance policy covering the Premises.
- Smoking is not permitted in or near any residence. A $150 fee may be charged for ionization, if smoking in the property is detected, and possibly painting fees, etc.

***Key lockboxes are located near the Tenney Properties Building`s Door, or may be ON THE HOME itself. Your Property Manager will be sending you additional instructions as time is closer to your check in date.
This reservation is secured by your Deposit. Tenney Properties will retain Deposit to secure the property and apply Deposit to the Rental Fee. This Property is a 100% non-smoking unit, and NO UNAUTHORIZED pets are allowed without prior approval and paid deposits and/or accidental Damage Insurance. Any damages or smells due to smoking in or near the unit or from pets, will be charged to the tenant and may be VERY costly if we need to re-paint the unit or steam or replace carpets/furniture due to the smells/stains, etc.. If your pet has been authorized to be in the home, please be sure to vacuum any pet hair, and pick up any pet "waste" in the home or in the yard. If anything is found, there will be additional charges to you, the Guest. NO pet hair can be left in the home, under appliances, or in/on the bedding and no pet waste on the property.
Damages: Guest hereby authorizes Tenney Properties the authority to debit the credit card on file in the event of seeking compensation for any damage to the Property caused by Guest or Guest`s visitors. Smoking inside this unit, housing any unauthorized pet, or any other damage caused by Guest, Guest`s visitors, or an authorized or unauthorized pet, to the property or the items in the property, will result in a damage fee, which will be debited from said credit card within 30 days of departure. If any items are missing from the unit, there will be a charge for those items as well. If all of the keys to the unit are not returned, your credit card that we have on file will be charged an additional $50.00 per key that is missing. It is ILLEGAL to make a copy of the unit`s keys, and is also ILLEGAL to re-enter the home without Tenney Properties`s permission after your contract has ended and/or the keys have been returned to Tenney Properties which states that you are out of the home & your stay at the home has completely ended.
CLEANING: The cleaning fee you have paid will provide for three hours of normal cleaning so that you can enjoy your vacation up to the last moment. You do NOT need to make the beds or wash the sheets or wash the towels. The beds are stripped each time a tenant leaves and new sheets and towels are brought in regardless, so do not wash the ones you have right before your stay is ending. YOU ARE REQUIRED to leave the property in the same general condition that you received it...no pet hair or stains anywhere, and make sure all garbage is bagged up and put into the trash bin outside the home. If additional cleaning is required after the normal 3 hour clean, appropriate charges will be deducted from your Credit Card at the rate of $25 per hour.
Vacation Rental Damage Protection: As a part of your stay, you may purchase a Vacation Rental Damage Protection plan designed to cover unintentional damages to the rental unit interior that occur during your stay provided they are disclosed to management prior to check-out. If purchased, the policy will pay a maximum benefit of $3,000. Any damages that exceed $3,000 or are not covered under the plan will be charged to the credit card on file. If, during your stay at one of our rental properties, an insured person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $3,000. Certain terms and conditions apply. Full details of the Vacation Rental Damage Protection plan coverage are contained in the Description of Coverage or Insurance Policy www.vacationrentalinsurance.com/g20vrd . The Vacation Rental Damage Protection plan plan can be purchased up to, and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly Tenney Properties any amount payable under the terms and conditions of the Vacation Rental Damage. Please contact Tenney Properties directly if you do not wish to participate in this assignment. You may accept the Vacation Rental Damage Protection plan plan or you may provide cash deposit to Tenney Properties in the amount of $3,000. Cash deposits could will be held in escrow. Refunds less the cost for repair or replacement of damages will be mailed [30 days] following departure. PLEASE TELL YOUR PROPERTY MANAGER OF ANY DAMAGES.

CANCELLATIONS: Tenney Properties retains the right to cancel this agreement until Rental Fee is received from Guest. If a reservation is canceled prior to 90 days of arrival date, a $150 processing fee will be assessed and the balance returned to Guest. If a reservation is canceled 61-89 days before arrival, Guest will forfeit entire Deposit. If a reservation is canceled 60 days or less before arrival date, 100% of Rental Fee (entire reservation amount due for the entire reservation). This reservation will be held so long as Deposit and e-mailed confirmation of Rental Agreement are received within 3 Days of receiving....after 3 days, this Cancellation Policy will be in effect.
We also STRONGLY recommend you purchase travel insurance. CSA Vacation Rental Insurance has been made available with your reservation. Vacation Rental Insurance reimburses for pre-paid, non-refundable expenses due to certain unforeseeable circumstances that may jeopardize your vacation investment and force you to incur unplanned expenses. We strongly recommend you purchase this valuable protection. If declined, you acknowledge you have read and understand our cancelation policy and choose not to purchase Vacation Rental Insurance on behalf of all occupants. Just ask your Property Manager to add this to your reservation. It helps cover SO many things during your entire stay with us. Guest agrees to pay reasonable attorney's fees for collection of any funds owed by Guest to Tenney Properties and/or Homeowner. In addition, Guest agrees to indemnify and hold harmless Homeowner & Tenney Properties from all causes of action, claims, damages, liens, demands, costs, expenses, and liabilities, including attorney’s fees and court costs collectively, arising in any way related to any act or omission of Homeowner and its agents. By accepting the keys to the Property, you are automatically agreeing to the above & below conditions whether this is signed or not in person. Thank you, and enjoy your stay.

*** Please put both keys back into the lockboxes at the home upon departure. ***WHEN RETURNING KEYS, please be sure that the key tags are on the keys when you return them, or let the Property Manger know ASAP that they are rubbed off/bent up/unreadable. We have over 100 properties, and cannot easily identify your keys without the key tag or knowing which home those keys belong to. And please be sure to mix up all of the #'s on the lockbox code prior to leaving, otherwise you are NOT leaving the property secure and you may be liable for damages if someone were to break in. ***
***Upon Check Out at the end of your stay:
Please be sure all Garbage is bagged up and taken out of the HOME as you check out please, and put into the dumpster outside for the final pick up (if home has a rollable garbage can, please roll it to the curb upon leaving and be sure all garbage fits into the can/dumpster, if not, you might be charged an additional fee to haul to the dump.)... and all heater thermostat(s) needs to be left ON and at 55 degrees (or as close as you can to 55). Please toss all items out of the refrigerator and out of the freezer (except ice). No need to wash sheets or towels though, as new ones are brought in. Feel free to strip the used beds, but please do not make the used beds. Wash blankets/comforters if needed though. If a pet was pre-approved to be at the home with you, please be sure no pet hair is present in the home and especially not on furniture or blankets/comforters, and please be sure all pet waste is picked up as it happens. Please wash any dirty dishes. Please be sure that the toilets, sinks, showers are not too black/grimy upon leaving as well, and the cleaners will handle the rest.
As for the home, a limited supply of toilet paper, paper towels, soaps, and only 2 garbage bags will be provided to get you started (enough for at least a 2-night stay), but the tenant will be responsible for supplying the rest as needed. Same goes for if your unit has a propane BBQ...some is provided, but if a tenant is staying longer than 2 nights, and using the BBQ for more than 2 times, the tenant will have to supply more propane. Call the office if the BBQ is out of propane upon your arrival. Please be sure all garbage is taken OUT of the home and put in the correct garbage receptacle, and bagged up in there. If it is on wheels, please wheel to the edge of the driveway upon leaving with the lid closed.
*** Please Note: There are only a small amount of garbage bags, toilet paper, paper towels, & soaps provided. You may want to bring additional of those items and any SEASONINGS/SALT/PEPPER for cooking with you if needed. Some Properties may have things like foil & baggies for you to use but some may not, and same for ice so we suggest you bring some just in case. Towels are provided, but if you prefer to use a new towel each day, and you have a larger party with you, you may want to bring laundry soap to wash them at the property, and/or bring additional towels with you. ***
Not all homes have a mailbox, so please ask ahead of time if you need one. If you plan to have mail forwarded to your vacation home, please also ask us about the "Rural Mail" card that must be picked up from and filed with the local Post Office...otherwise, your mail will NOT be delivered, even if you have filled out a Forwarding Mail Card.
Deposits and/or Damage Insurance are required for any authorized pets, and for stays 30+ days long, and deposits are refunded within 14 business days after keys are returned/end of contract.

CRIME FREE LEASE ADDENDUM:
This lease addendum is used as part of the Crime Free Multi-Housing program in an effort to reduce crime on rental housing properties. It is the heart and soul of this successful, police sponsored, crime prevention program. All residents of Crime Free Multi-Housing properties are required to sign the Crime Free lease Addendum. Please take time to read and adhere to these requirements. The Arizona Version of the Lease addendum reads as follows: In consideration of the execution or renewal of a lease of the dwelling unit identified in the lease, Owner and Resident agree as follows: Resident, any members of the residents household or a guest or other persons affiliated with the resident: Shall not engage in criminal activity, including drug-related criminal activity, on or near the said premises. Drug related criminal activity means the illegal manufacture, sale, distribution, use, or possession with intent to manufacture, sell, distribute, or use an illegal or controlled substance (as defined in Section 102 of the controlled Substance Act [21 U.S.C.802]. Shall not engage in any act intended to facilitate criminal activity. Shall not permit the dwelling unit to be used for, or to facilitate criminal activity, regardless of whether the individual engaging in such activity is a member of the household, or a guest. Shall not engage in the unlawful manufacturing, selling, using, storing, keeping, or giving of an illegal or controlled substance as defined in A.R.S. 13-3451, at any locations, whether on or near the dwelling unit premises. Shall not engage in any illegal activity, including prostitution as defined in A.R.S. 13-3211, criminal street gang activity as defined in A.R.S. 13-105 and A.R.S. 13-2308, threatening or intimidating as prohibited in A.R.S. 13-1202, assault as prohibited in A.R.S. 13-1203, including but not limited to the unlawful discharge of a weapon, on or near the dwelling unit premises, or any breach of the lease agreement that otherwise jeopardizes the health, safety, and welfare of the landlord, his agent, or other tenant, or involving imminent or actual serious property damage, as defined in A.R.S. 33-1368. VIOLATION OF THE ABOVE PROVISIONS SHALL BE A MATERIAL AND IRREPARABLE VIOLATION OF THE LEASE AND GOOD CAUSE FOR IMMEDIATE TERMINATION OF TENANCY. A single violation of any of the provisions of this added addendum shall be deemed a serious violation, and a material and irreparable non-compliance. It is understood that a single violation shall be good cause for immediate termination of the lease under A.R.S. 33-1377, as provided in A.R.S. 33-1368. Unless otherwise provided by law, proof of violation shall not require a criminal conviction, but shall be by a preponderance of the evidence. In case of conflict between the provisions of this addendum and any other provisions of the lease, the provisions of this addendum shall govern. This LEASE ADDENDUM is incorporated into the lease executed or renewed this day between Owner and Resident . This is considered signed and agreed upon by the Tenant/Guests if you enter the home.

Hints for using the new lockbox:
The lockbox will be hanging on an outside door handle of the garage door on the left side of the garage…
Begin by looking at the black lockbox cover that is hiding the numbers for the keypad. It will be hanging right under the door handle knob, but look at the top of the rectangular lockbox. There is a small tab in the middle, at the top of the rectangle part of the lockbox that is about an inch or 2 long. POP that tab OUT towards you, and this will open the cover, but it will stay attached. Now, in the middle of the silver part of the lockbox, you will see 4 lit up #’s lighting your way to dial in the code you will need. (Press the arrow down to light it up if it is not already.) Please twirl the numbers around to enter the code … ( ). Once you have all 4 numbers correct on the faceplate of the lockbox, please touch the button above those #’s that has a white arrow pointing down…push that button down, and keep held down as you pull slightly towards yourself…this will open the box. Please take your keys out, and reclose the lockbox by tilting the lockbox door back up and then pushing down on the arrow again and keep down till you close that part of the lockbox again. You can then mix up the code, then close the lockbox black cover to keep the weather from hurting the lockbox please.
*** PLEASE NOTE: If the lockbox numbers are not lighting up when you press down the arrow tab or the MasterLock button under the #'s, PLEASE let me know…it may need new batteries.
When returning keys at the end of your stay, please put the keys back into the same lockbox on the door handle... code (__________). Please ensure the key tags remain on the keys upon returning them to the lockbox. If you no longer have legible addresses on the key tags, please inform me. We have over 100 properties, and will need to easily verify which homes the keys belong to. Also, very important to put the keys in the lockbox, shut the lockbox, then twirl and mix up the code on the lockbox...if you do not do this, the lockbox is accessible by anyone and deemed unsafe, and a tenant may be responsible for not securing the home prior to departing.
If you have a garage remote, PLEASE LEAVE IT on the kitchen counter at the home...do NOT bring remotes to the office.
